By accessing and using RoomUnicorn ("the Service"), you accept and agree to be bound by the terms and provision of this agreement. If you do not agree to abide by the above, please do not use this service.

2. Service Description

RoomUnicorn is a property management platform designed for small landlords managing 1-10 rental properties. Our service includes:

  • Property and tenant management
  • Rent payment tracking
  • Lease management
  • Expense tracking
  • Document storage
  • Payment reminders

3. User Accounts and Registration

To access certain features of the Service, you must register for an account. You agree to:

  • Provide accurate, current, and complete information during registration
  • Maintain and update your information to keep it accurate and current
  • Keep your password secure and confidential
  • Be responsible for all activities under your account
  • Not create multiple accounts or share accounts with others

4. User Conduct

You agree not to use the Service to:

  • Harass, abuse, or harm other users
  • Impersonate any person or entity
  • Post false, misleading, or deceptive content
  • Violate any applicable laws or regulations
  • Attempt to gain unauthorized access to our systems
  • Use the Service for commercial purposes without permission

5. Privacy and Data Protection

Your privacy is important to us. Our collection and use of personal information is governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Service, you consent to the collection and use of your information as outlined in our Privacy Policy.

6. Payment and Subscriptions

RoomUnicorn offers a subscription-based service with the following terms:

  • Pricing: $20/month flat rate for unlimited properties and units
  • Free Trial: 14-day free trial with full access to all features
  • Billing: Monthly recurring charge processed via Stripe
  • Cancellation: Cancel anytime from your account settings. No long-term contracts.

We reserve the right to change pricing at any time with 30 days' advance notice to existing subscribers. You agree to pay all fees or charges according to the prices and payment terms in effect when a fee or charge becomes payable.

Stripe Payment Processing: All payment information is processed by Stripe, our payment processor. RoomUnicorn never stores your credit card information. By using the Service, you agree to Stripe's terms and conditions.

7. Rent Collection and Stripe Connect

RoomUnicorn facilitates rent collection through Stripe Connect, a third-party payment processor. By using this feature:

  • You agree to connect your own Stripe account to collect rent payments
  • RoomUnicorn never holds, processes, or touches your rent money
  • Payments go directly from tenants to your connected bank account via Stripe
  • Stripe's standard processing fees apply (ACH: 0.8%, Cards: 2.9% + 30¢)
  • You are responsible for all transactions and compliance with Stripe's terms
  • RoomUnicorn is not responsible for payment failures, disputes, or chargebacks

Disclaimer: RoomUnicorn is not a payment processor, money transmitter, or financial institution. We provide software that connects to Stripe's payment infrastructure. All payment processing is governed by Stripe's terms and conditions.

8. Tax and Legal Disclaimer

RoomUnicorn does not provide legal, tax, or financial advice. Our service provides tools to help you organize your rental property data, but:

  • We do not guarantee the accuracy or completeness of tax reports
  • You are responsible for consulting with qualified tax and legal professionals
  • Schedule E and 1099 reports are for informational purposes only
  • You are solely responsible for compliance with all applicable laws and regulations
  • RoomUnicorn is not liable for any tax penalties, legal issues, or financial losses

9. Intellectual Property

The Service and its original content, features, and functionality are and will remain the exclusive property of RoomUnicorn and its licensors. The Service is protected by copyright, trademark, and other laws.

10. Termination

We may terminate or suspend your account and access to the Service immediately, without prior notice, for any reason including breach of these Terms. You may also delete your account at any time through your account settings.

11. Disclaimers

The Service is provided "as is" without warranties of any kind. We disclaim all warranties, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

12. Limitation of Liability

In no event shall RoomUnicorn be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or other intangible losses resulting from your use of the Service.

13. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of significant changes by updating the "Last updated" date at the top of this page. Your continued use of the Service after changes constitutes acceptance of the new Terms.
